Sharing a few photos from our recent basement remodeling project. 1200 sq. ft. of finished living space to include kitchen, full bathroom, large bedroom, great room with theater TV along with gaming area. The concrete floors were sanded then stained and finished  for a distressed natural look. The kitchen includes European cabinetry, tiled walls and bar front, gas oven, cooktop and vent along with refrigerator and dishwasher. The bathroom includes a custom tiled in shower base, tiled walls with niche and a wall mounted vanity. The Dogwood

Our latest new custom home The Dogwood. This new home was built on 5 acres just outside Oxford Ohio. This 1831 square-foot ranch with full unfinished basement includes a split floorplan meaning master suite on one end with additional bedrooms on the other. The master suite includes a large walk-in closet, double vanities in the bath with an oversize custom tile in shower with seat, niche and European style shower door. The kitchen features made in America Waypoint cabinetry with granite tops. This home also offers a 40 foot long front porch along with a back covered porch, oversize garage with third garage door in the back for easy lawnmower access. There’s also a bonus room located over the garage. From the very first time we met with Burnett Builders we knew that we were going to choose them to build with. My husband and I had a house fire almost 3 years ago and we were very careful in choosing who would re-build our forever home. Master Suite Bathroom Makeover

Presenting the latest addition to our bathroom makeovers. This bathroom was completely gutted down to the studs. Our new design consisted of getting rid of the tub and building one new large custom shower to include a seat and niche. During the remodel we updated the plumbing and electric along with installing radiant heat under the new tiled floor. The custom cabinetry was supplied by Calihan Kitchens, plumbing and lighting fixtures supplied by Ferguson, tile supplied by Florida Tile and shower door supplied by Ryan’s all glass. Our clients were extremely happy with the project and look forward to many years of enjoying their new bathroom.

Mid-1800s Historic Home Attic Renovation

We were recently asked if we would consider taking on the renovation of an attic in a mid-1800s historic home on Main Street in Hamilton Ohio. As we are always up for a challenge we agreed under one condition. We stated it would be impossible to get drywall up to the attic with the small staircases and halls but if our drywall supplier was able to hoist the drywall up 3 1/2 stories and go through a window we would agree to the project.

Our drywall suppliers stopped out to take a look and said indeed it would be possible so framing started shortly after. The project took approximately five weeks and included framing, new electric, HVAC, insulation, drywall, hardwood flooring, wood trim and painting. It added a little over 400 sq. ft. to this beautiful home. The space will be used as a studio loft for two of their three high school boys.

Follow Along As We Build Our Next New Custom Home,

After the foundation walls were installed a rubber waterproofing membrane was applied to the exterior. Then approximately 2 feet of 1″gravel was applied over the exterior drain tile then covered over with a mesh material before backfilling. The mesh allows proper waterflow to the drain tile keeping dirt in other materials from entering.

Basement rough-in plumbing, steel post and beans followed by concrete slabs in the basement and garage where then completed. The lumber package was then delivered and house framing started shortly after.

The basement walkout and first floor framing is complete.

The trusses arrived and with the assistance of a crane were installed shortly after.

After the roof sheeting was installed our roofers applied a 30 pound felt along with 30 year dimensional shingles.
