Follow Along As We Build Our Next Custom Home

Moving forward from the dig, footers, gravel and drain tile the foundation walls were installed.

After the foundation concrete had cured, the walls were stripped and all exterior walls were waterproofed. Our plumber then followed with his basement rough in plumbing along with installing a sump pump.

After the waterproofing has dried gravel is then installed over all exterior drain tile along with filling in the garage and porches.

Next up the basement and garage concrete slabs were poured and finished. This process locks in and strengthens the foundation walls prior to backfill. Our excavator then backfilled around the foundation walls with dirt set aside from the dig. The lumber package was then dropped off and the framing of the house has begun.

There’s still plenty of time to enjoy a new deck this Summer and Fall!

IMG_4133There are many factors to consider when determining your budget for a new deck. The more elaborate deck design and the choice of materials will increase the cost of the project.
Our cost for a professionally built pressure-treated wood deck starts at about $18 per square foot including materials. The cost for an elaborately built deck using costly hardwoods or composite materials can run about $35 per square foot.
A new deck can expand the outdoor living space to your home and can also increase your homes value. Decks are consistently one of the improvements you can add to your home that will increase its value.

Interested in following along as we build our next new custom home?

If so, please be our guest and follow along as we share the step-by-step process of building a new custom home on our blog. We recently started our next build in Batavia Ohio on the east side of Cincinnati. An existing turn-of-the-century home beyond repair was used as a controlled burn by the fire department then the debris’s were hauled away.

First up we had the new house location staked off then the basement, garage and porch areas were excavated. Prior to the dig our excavator scraped off all the topsoil and placed it in a pile to redistribute during the final grade. After the excavating our foundation crew installed the footers that will support the foundation and house walls.

After the footers we installed perforated 4″ flexible drain tile pipe inside and outside of the footers with additional pipe going through the footers every 10′or so. The drain tile is hooked up to a crock which will eventually hold a sump pump in order to remove any groundwater from around the footers. This lot also accommodated a gravity drain which was hooked up to the drain tile and allows water to move downhill by gravity and away from the foundation.  The drain tile pipe will then be covered over by gravel and ready for the foundation walls to be installed.

Thinking about moving to Ross Ohio?

Ross Trails

This rural subdivision comprises a total of 365 acres and is scheduled to be completely built over the next 5 years.  Sitting on the old Ross Trails Girl Scout Camp, Ross Trails takes up the original 311 acre camp and has been expanded with surrounding land over the years to make up the subdivision you see today. The rolling hills and mature, forest-like landscaping make this a truly beautiful place to call home.

Sections one through four are almost complete and have only taken up about 100 acres. This leaves plenty of space for you and your family! Section 4 lots are available for purchase now and future lots are already being planned out. Like Dry Run Estates has been, this land is in an excellent community and should be a great investment.

Basement Remodeling

Thinking of Finishing your Basement? Although finishing your basement is a large investment, it can add much-needed square footage to your home, which helps as your family grows and needs more room. Adding extra space also ups the overall resell value; when it comes time to sell your home, it will appeal to more buyers and lead to a higher market price. Depending on your family’s needs, it can be your playroom, game room, media room, home bar, storage space or family room — or all of the above. Please give us a call for a free finished basement quote.
